How it works

Four steps, about a minute, no account.

  1. Find your propertyStart typing your address or postcode and pick your home from the list. Choosing an exact address, rather than just a postcode, means the estimate is about your home and not the street average.
  2. Confirm the basicsTell us the property type and how many bedrooms it has. These two details explain more of the difference in price between homes on the same street than anything else we can check online.
  3. See your estimateYou get a single figure, a likely range and a short list of comparable sales nearby. The range shows how confident the estimate is; a narrow range means similar homes nearby have sold at similar prices.
  4. Decide what happens nextTell us whether you're thinking of selling. If you want an in-person valuation, we can pass your details to one local estate agent. If not, you're done. Nothing is saved to an account because there isn't one.

What we need from you

To show an estimate we need an address, the property type and the number of bedrooms. That's it. We only ask for your name, email and phone number if you choose to be contacted by an agent, and only pass them on if you tick the consent box.

Why a range and not just a number?

Every automated estimate has error built in. Homes that look identical on paper sell for different prices because of condition, layout, outside space and timing. Showing the range keeps that honest, and helps you spot when an asking price or an agent's figure is well outside what the evidence supports.
