What this estimate is, and what it isn't
Houseprice.io gives you a quick, automated estimate of what your home might sell for today. We look at the type of property, its size, and what similar homes nearby have sold for, then give you a figure and a likely range. The range matters as much as the number: two houses on the same street can sell thousands of pounds apart because of condition, a loft conversion or a south-facing garden.
An online estimate can't see inside your home. It doesn't know about the new kitchen, the damp in the back bedroom or the planning permission next door. That's why we show recent comparable sales alongside the figure, so you can judge for yourself how close your home is to them.
